Commercial Property Manager

Position Overview:
 We are seeking a Commercial Property Manager to oversee the efficient operation and management of a large commercial real estate portfolio. The ideal candidate will have a strong background in property management, excellent customer service skills, and a solid understanding of financial principles. Proficiency in property management technologies such as Yardi, EMS, and Microsoft Word is essential. An active real estate broker’s license is required.

Key Responsibilities:

  • Manage daily operations of commercial properties, including maintenance, tenant relations, and lease administration.
  • Utilize property management software (Yardi, EMS, Microsoft Word) to streamline operations, track tenant communication, process invoices, and manage property performance.
  • Develop and implement strategies to maximize occupancy, revenue, and overall property performance.
  • Provide outstanding customer service by addressing tenant inquiries, resolving issues, and ensuring high tenant satisfaction.
  • Prepare and manage property budgets, including forecasting expenses, monitoring financial performance, and ensuring cost-effective operations.
  • Conduct regular property inspections and coordinate with maintenance staff and vendors to ensure properties are well-maintained.
  • Manage construction projects, including renovations, repairs, and capital improvements, ensuring projects are completed on time, within budget, and meet safety and quality standards.
  • Handle lease renewals, ensuring compliance with lease agreements and maintaining tenant retention.
  • Review and approve invoices, manage accounts receivable and payable, and prepare detailed financial reports for property owners.
  • Analyze financial statements to assess revenue, expenses, and overall property performance, using insights to improve operational efficiency and drive profitability.
  • Stay informed about market trends, property values, and competitive properties to provide strategic insights and recommendations.
  • Ensure compliance with all local, state, and federal regulations, including health and safety standards.
Qualifications:
  • Active real estate broker’s license in Arizona.
  • Proven experience in commercial property management or a related field.
  • Strong financial literacy, including experience in budgeting, financial reporting, lease administration, and analyzing financial statements.
  • Proficiency in property management technology (Yardi, EMS, Microsoft Word).
  • Excellent customer service skills with the ability to effectively communicate and build relationships with tenants, property owners, and vendors.
  • Exceptional organizational and time management skills.
  • Experience with construction management, including overseeing capital improvement projects, renovations, and repairs.
  • Strong knowledge of commercial real estate market trends and regulatory requirements.
  • Ability to read and understand CM ledgers for accurate financial tracking and reporting.

Estimated Salary Range:
  • Minimum: $84,000
  • Maximum: $120,000
